This land consists of a twenty acre parcel together with an additional fifty foot parcel for access. Because of its location, this tract is relatively secluded. Its east edge is about 660 feet from the graveled road on the east. Its west edge is slightly less than one-half mile from Interstate 35. The twenty acres is rectangular and consists of three open fields relatively flat (all adding to about 11 acres) with a fourth tract timbered and all tracts separated by converging timbered waterways.
This land is surrounded by mostly open fields, some of which are currently cultivated and some of which are grassed with some trees. The fifty foot parcel for access is presently cultivated no access road or lane installed. That lane or road would be approximately 700 feet more or less, running from the graveled road onto the twenty acre rectangular tract.
There is a rural water line, electric lines and telephone cable along the graveled road at the beginning of the proposed lane or road. Procurement as well as extension of such utilities and installation of the lane or road would be done by Buyer at Buyer's expense.
